Buxton delivered the refurbishment of a Grade II listed building on Flitcroft Street, creating high-quality office accommodation in the heart of Covent Garden’s theatre district.
The project involved the formation of a new entrance, new WCs, a new staircase, and the installation of a striking contemporary glass lift. The lift became a key architectural feature within the building, providing modern access while contrasting cleanly with the retained historic fabric.
Works were also carried out to the external envelope, including replacement windows, roof works, and new rooflights to improve natural daylight and building performance.
Internally, the fit-out follows a semi-industrial design approach, blending exposed structural elements with modern finishes while retaining and celebrating the building’s original heritage features. The result is a character-led workspace that balances historic detail with a crisp, contemporary feel.
The site was extremely constrained, with restricted access across the basement, ground, first, and second floors. Located on a tight cul-de-sac, the building sits amongst occupied offices, restaurants, theatres, and busy public footpaths, requiring careful planning and control of site operations.
All deliveries were managed on a just-in-time basis due to limited storage space. Vehicle movements were supervised by banksmen, who escorted traffic into the cul-de-sac and controlled reversing to maintain safety for pedestrians and neighbouring businesses.
Daily liaison with local residents, businesses, and neighbouring theatres formed a key part of the site management approach, ensuring stakeholders were kept informed and disruption was kept to a minimum. Close coordination with the adjacent theatre allowed both programmes to run without conflict.
This project demonstrates Buxton’s ability to deliver sensitive heritage refurbishments within highly constrained urban environments, combining strong logistics management, stakeholder engagement, and quality craftsmanship.
