Buxton delivered the refurbishment and conversion of 1–3 Bedford Place, a Grade II listed property within the historic Bedford Estate in Bloomsbury. Bedford Place forms part of the early 19th-century Georgian development of the area and is characterised by its formal terraces and strong architectural heritage.
The building was structurally unsound and required extensive internal restructuring to secure its long-term future. The former office accommodation was transformed into nine high-quality residential flats arranged over four floors and a basement.
The works included full mechanical and electrical installations, high-end luxury bathrooms and high-specification kitchens, delivering modern living standards within a heritage setting. Internal upgrades also included floor levelling throughout, fibrous plaster repairs, and the refurbishment of original fireplaces to restore period features.
A key heritage element was the refurbishment of the historic lantern rooflight, bringing natural light back into the heart of the building while retaining its original character. The project also incorporated new photovoltaic panels, improving the building’s energy performance in a sensitive and discreet manner.
Significant structural interventions were carried out to stabilise the building, alongside careful retention of historic fabric and detailing.
Located in a busy central London setting, the project required careful management of traffic, access, noise and dust, particularly as neighbouring buildings remained occupied throughout the programme.
