Buxton delivered the refurbishment and remodelling of 17 Harley Street and 6&7 Wigmore Place, a Grade II listed building located at the southern end of Harley Street, close to Cavendish Square.
The scheme created new medical facilities at ground and lower ground level, with the upper floors converted into five luxury apartments.
A major challenge was the complex basement works. Existing vaults beneath the building were carefully demolished and excavation carried out to extend the lower ground floor. Extensive temporary works and structural propping were required throughout to protect the historic fabric while new accommodation was formed below ground level. Openings were also formed through party walls to link adjoining buildings for operational use.
All works were delivered within a highly constrained urban environment, requiring detailed logistics planning. This included just-in-time deliveries, suspended parking bays, pavement gantries, beam hoists and strict working-hour controls. Regular updates were issued to neighbouring occupiers, with noise restricted to defined time windows to minimise disruption.
Heritage and conservation were central to the project. During the works, a hand-modelled stucco ceiling was uncovered, believed to be by Sir William Chambers. Specialist conservators Cliveden Conservation were appointed to stabilise and restore this significant historic feature.
Externally, brickwork was cleaned and traditionally repointed, while internally lime plaster was used to repair and reinstate walls in line with conservation best practice. Fibrous plaster detailing was reinstated to ceilings, recreating period cornices and features. Original windows were refurbished to retain historic joinery and glazing patterns.
Further works included a new roof installation, stabilisation of existing floors, and discreet upgrades to improve building performance while respecting the building’s character.
A full strip-out was undertaken and all mechanical and electrical services were replaced, carefully integrated to meet modern regulations without compromising heritage spaces.
The apartments were finished to a high specification, with quality kitchens and bathrooms, traditional panelled doors and bespoke joinery throughout.
This project demonstrates Buxton’s experience delivering conservation-led refurbishments alongside complex structural alterations in sensitive urban settings.
