Buxton delivered the redevelopment and refurbishment of 4–5 Marylebone High Street for Howard de Walden. The Howard de Walden Estate has been a major landowner in Marylebone for over 300 years and is widely recognised for its long-term stewardship of the area, including much of the historic Harley Street medical district and surrounding streets. Marylebone High Street sits within one of central London’s most established neighbourhoods, known for its Georgian and Victorian architecture, independent retail, cafés and professional practices. The estate has played a key role in shaping the character of the area through careful conservation and considered redevelopment. The project involved alterations to approximately 700m² of the existing building, including the formation of new roof dormers to create additional residential accommodation. The scheme provided four high-quality apartments, comprising one two-bedroom apartment at fourth-floor level and three three-bedroom apartments at first, second and third floor levels. All apartments are accessed via a shared staircase and entrance from New Cavendish Street. The ground floor commercial unit was retained throughout the works. The space was formerly a Barclays Bank and is now occupied by a high-end fashion retailer, requiring careful coordination to maintain uninterrupted trading. The entrance sits on a busy one-way section, adjacent to a pelican crossing, resulting in high pedestrian and vehicle traffic. The site forms part of a continuous retail frontage, with three adjoining buildings remaining fully occupied throughout the project. Detailed logistics planning was required to manage deliveries, waste removal and site access safely, while controlling noise and disruption in this constrained urban environment. This scheme demonstrates Buxton’s experience delivering mixed-use refurbishments in live retail settings within central London.
