35–36 Bow Street is a refurbishment and extension project in Covent Garden, located directly opposite the Royal Opera House in the heart of London’s Theatreland. Buxton Building Contractors is delivering the scheme to transform the existing building into high-quality office accommodation while retaining and enhancing its Victorian façade. The works include the construction of a steel-framed fifth-floor extension, set back to reduce visual impact and incorporating external terraces with views across Covent Garden. Additional office space is being created through the infilling of the rear lightwell, alongside the installation of new windows and upgraded entrance joinery to improve the building’s appearance and performance. Internally, the stair and lift cores are being extended, with new fire escape staircases introduced to improve circulation and compliance. The project requires careful coordination due to the constrained urban location and the need to build above the operational Wildwood restaurant at ground level. To facilitate the works, external scaffolding with a gantry will be installed, providing safe access while maintaining public routes and minimising disruption to neighbouring occupiers and businesses. Detailed planning and close collaboration with stakeholders are central to managing logistics in this busy central London setting. The project demonstrates Buxton’s experience in delivering complex refurbishments and extensions within sensitive heritage and mixed-use environments, balancing modern workspace requirements with the careful treatment of an existing historic building.
