Centrillion Point is a residential tower block in Croydon, delivered for Wallace Estates Ltd. Buxton Building Contractors was appointed to replace the existing external envelope, improving fire safety and the long term performance of the building while it remained fully occupied. The works involved the full removal of the existing rainscreen cladding system and the installation of a new compliant rainscreen façade, together with new cavity fire barriers. Given the nature of the project, strict controls were implemented around fire risk management. Combustible and flammable materials were not stored on scaffolding or within escape routes, and materials were delivered on a just in time basis to minimise risk. Daily checks and clear housekeeping procedures were maintained throughout the works. The project was delivered in a live residential environment, requiring careful planning and ongoing liaison with residents. Buxton maintained regular communication with occupants to provide advance notice of works, access requirements and any temporary disruption. Site operations were planned to protect residents at all times, with controlled access, clear signage and safe segregation between construction activities and occupied areas. The building’s location within a busy part of Croydon added further logistical complexity. Works were carried out adjacent to occupied premises and public routes, requiring careful coordination of deliveries, scaffold management and pedestrian safety. These challenges were managed through detailed logistics planning and close coordination with stakeholders. Alongside the construction works, Buxton delivered social value initiatives linked to the project. This included providing work experience opportunities for local students, including Freya, who spent time on site gaining insight into construction, health and safety and the day to day management of a live residential project. Centrillion Point demonstrates Buxton’s experience in delivering technically complex façade replacement projects to occupied residential buildings, with a strong focus on resident safety, fire risk management, clear communication and responsible site operations.
