Buxton was appointed to deliver the complete refurbishment and conversion of existing office space at Cloth House, creating 32 serviced apartments across five storeys, including a roof extension to provide additional accommodation.
The building is located on Cloth Street, within the historic area known as Cloth Fair, set between Smithfield and the Barbican. This part of the City of London has a rich commercial heritage dating back to the medieval period. Cloth Fair developed around Bartholomew Fair, established in the 12th century, where merchants traded textiles and other goods. The surrounding streets form part of the Smithfield Conservation Area, containing buildings that reflect centuries of commercial and residential use, with some surviving both the Great Fire of London and later redevelopment.
The project involved a full internal strip-out and reconfiguration to transform the former offices into contemporary serviced apartments designed for business and longer-stay visitors. High-quality finishes were installed throughout, with layouts and amenities tailored to modern corporate accommodation requirements.
Working within a dense urban environment presented logistical challenges, with restricted access and close proximity to neighbouring properties. Careful planning and coordination were required to manage deliveries, maintain safety, and minimise disruption to local businesses and residents.
Client feedback highlighted the professionalism of the project team and their approach to stakeholder management:
“Please pass on my thanks to the team for carrying out the work in such good order for a very awkward location, keeping everyone, including the neighbours, well informed and not too inconvenienced. Your company will always be welcomed back to carry out work in the City again.”
The completed development has brought new life to this historic part of the City, providing high-quality accommodation while respecting the character and context of the surrounding conservation area.
