Overview
Buxton delivered the Farmstead Road development on the Bellingham Estate in Lewisham for Phoenix Community Housing, providing 24 affordable homes as part of a wider programme of estate regeneration.
The scheme replaced former dwellings at 56–60 Farmstead Road with three new three-storey buildings, arranged to sit comfortably within the established streetscape. The development comprises 16 two-bedroom and 8 three-bedroom self-contained flats, supported by new landscaping, bin and cycle storage, five car parking spaces and a dedicated electricity substation.
Designed by Metropolitan Workshop LLP, the project responds to the character of the Bellingham Estate while introducing a contemporary approach to layout and performance. The homes were delivered to a high level of energy efficiency, supporting improved comfort, lower running costs and long-term sustainability for residents.
Working within a constrained back-garden infill site required careful planning, coordination and close collaboration across the project team. The construction approach balanced new-build delivery with sensitivity to neighbouring properties and the surrounding estate.
Social value formed an important part of the project. Buxton supported YouthBuild graduates with on-site experience, contributing to skills development and providing a route into employment within the construction industry.
The completed scheme has since been recognised with a Healthy Homes award at The Pineapples Awards, reflecting the quality of the design, delivery and the positive impact on residents and the wider community.
Farmstead Road demonstrates Buxton’s approach to residential projects: well-planned, carefully delivered, and focused on creating durable, high-quality homes that support long-term communities.
