Overview

Buxton Building Contractors delivered a refurbishment project across six floors at Grosvenor Gardens in Belgravia, Westminster, close to Victoria Station and one of the busiest transport interchanges in central London. The building is Grade II listed, and the works were carried out within a sensitive heritage setting to create high-specification, luxury head office accommodation. The project involved the refurbishment and reconfiguration of all six floors, combining the careful retention and repair of historic fabric with the introduction of modern building services and contemporary office layouts. Original architectural features were protected and enhanced, with new interventions designed to sit comfortably within the listed structure. The aim was to provide a refined, high-quality working environment while respecting the character and proportions of the existing building. The site was located within a tightly constrained Westminster environment, surrounded by red routes, limited loading opportunities and constant pedestrian and vehicle movement. Deliveries and waste removal were tightly controlled and planned around traffic restrictions and peak periods. Detailed logistics planning was essential to maintain safety, manage access and minimise disruption to neighbouring properties and the surrounding public realm. Alongside the construction works, the project was used to strengthen collaboration and site culture. Engagement sessions were held to improve understanding between project roles and reinforce quality expectations, and wellbeing initiatives were delivered on site to support the workforce operating in a demanding central London location. Grosvenor Gardens demonstrated Buxton’s experience in delivering high-specification refurbishment projects within listed buildings, balancing heritage sensitivity, disciplined logistics management and the delivery of premium office accommodation in one of London’s most constrained and prestigious locations. SOCIAL VALUE At Grosvenor Gardens, the team placed a strong focus on workforce wellbeing, collaboration and maintaining a positive site culture throughout the refurbishment works in a demanding central London environment.

Regular engagement sessions were held between site management, subcontractors and the wider project team to strengthen communication, improve understanding between different roles and reinforce quality expectations across the project. These sessions helped encourage a collaborative approach on site and supported a shared understanding of the challenges involved in working within a listed building in such a constrained location.

The project also included wellbeing initiatives aimed at supporting those working on site day to day, recognising the pressures that can come with working in busy city-centre environments with complex logistics and programme demands.

Alongside this, careful consideration was given to minimising disruption to neighbours, pedestrians and the surrounding area through disciplined logistics management, planned deliveries and close coordination with local stakeholders.

Grosvenor Gardens was recently recognised at the Considerate Constructors Scheme National Site Awards, reflecting the team’s ongoing commitment to respecting the community, caring for the environment and valuing the workforce.
