Horizon House in Swanley involved the full strip out and refurbishment of an eight storey 1960s commercial building, transformed into a modern residential apartment block. Buxton Building Contractors delivered the scheme, stripping the building back to shell and core and reconstructing it internally and externally to enable a complete change of use from offices to residential.
The works included the removal of the existing internal layout and fabric, followed by a full reconfiguration to form new apartments. A new external envelope was introduced, incorporating rainscreen cladding, brickwork, balconies, new windows and curtain walling. The result is a fundamentally renewed building with a strong contemporary presence that has reshaped the local skyline.
Buxton worked closely with the client and their consultants from an early stage, supporting budget setting, material selection and the planning process. Collaboration with the architect focused on making best use of the existing structure and improving layout efficiency. This approach enabled additional ground floor units to be introduced, increasing the total number of apartments by around fifteen per cent.
The integrity of the existing structure was a key consideration and was addressed through detailed surveys and intrusive inspections carried out with the design team. Existing mechanical and electrical installations were assessed and reused where appropriate, reducing cost and programme impact.
The project was delivered through close client liaison and coordinated working with the supply chain, achieving completion alongside the introduction of additional units. Horizon House demonstrates Buxton’s experience in complex change of use projects involving full shell and core refurbishment and the successful conversion of commercial buildings into long term residential use.
