Joyce Newman House is a community-led residential development on the Lawson Estate in Southwark, delivered for Leathermarket Community Benefit Society in partnership with Southwark Council. The scheme replaces the Joseph Lancaster nursery site with 40 new homes at social rent, responding directly to local housing need and shaped through ongoing engagement with estate residents.
The development comprises a linked apartment block containing 34 flats and an adjoining terrace of six houses arranged to frame a new communal garden and shared external space. The massing and layout were designed to integrate with the existing estate context, improve pedestrian connections and provide landscaped space for residents.
Buxton was appointed to construct the full residential build-up on this constrained urban site. Works included the complete building envelope, internal fit-out of all homes, and associated external works such as estate access adjustments, parking alterations, landscaped communal gardens and a children’s play area. Materials and detailing were selected for durability and long-term performance in social housing tenure.
The project follows a community-led delivery model. Leathermarket CBCS and Southwark Council worked with local residents to shape the brief, ensuring homes were genuinely affordable and responsive to local needs. The completed development enhances housing choice on the estate and strengthens connections between existing buildings and shared outdoor spaces.
Joyce Newman House demonstrates Buxton’s experience in delivering residential schemes for community and public sector clients, combining robust construction, careful integration into an existing neighbourhood and a clear focus on long-term use and social value.
