Northpoint is a residential tower block in Bromley housing 57 apartments. Buxton Building Contractors was appointed to replace the external cladding to the main building and two stair towers, upgrading the façade with non-combustible materials while the building remained fully occupied. The works involved the removal of the existing cladding panels and the installation of a new compliant façade to the principal elevations and stair cores. Structural repairs were also carried out to the existing brick façade and planters, together with enabling works including the isolation and removal of fixed services to the building and the removal and replacement of entrance canopies. Full access scaffolding was erected to facilitate the works and maintain safe routes for residents throughout the programme. From a bird’s eye perspective the scale of the existing building and the new façade works were clearly visible across the surrounding town centre. The updated cladding gave the building a renewed presence in the local skyline and provided a consistent, more durable external envelope fronting onto high streets and adjacent transport gateways. These improvements form part of a wider regeneration context for the immediate area, strengthening the appearance and performance of the residential block. The project was delivered in a live residential environment within a busy urban setting. The site sits adjacent to Bromley train station, requiring careful coordination of works alongside a live railway. Buxton managed the interface with Network Rail to plan and control activities adjacent to the operational line, ensuring safety and compliance at all times. Strict controls were implemented around site safety, fire risk management and housekeeping. Works were carefully sequenced, materials were managed to minimise risk, and regular liaison was maintained with residents to provide advance notice of activities and manage access requirements. Northpoint demonstrates Buxton’s experience in delivering façade replacement projects to occupied residential buildings, combining technical delivery, complex logistics and close stakeholder coordination in a constrained urban setting with a visible impact on the local built environment.
