Design & Build

Buxton delivered a design and build programme of 28 affordable homes across five sites for the London Borough of Sutton, providing much-needed new accommodation for local residents.
These homes were designed to achieve a low carbon footprint and represent the first council-built properties in the borough to feature triple-glazed windows and air source heat pumps. This significantly improves thermal performance, helping to reduce residents’ heating costs and tackle fuel poverty.
The energy strategy was developed in line with SAP10 regulations and achieved an estimated 53% improvement over Part L. This was delivered through a fabric-first approach, incorporating enhanced insulation standards, improved air tightness, and high-performance building materials.
High-efficiency air source heat pumps provide low-carbon heating and hot water, supported by energy-efficient lighting throughout. Photovoltaic panels were installed to generate on-site renewable electricity, further reducing operational carbon and long-term running costs for residents.
Delivered across multiple neighbourhoods, the scheme required careful coordination of logistics, stakeholder engagement, and close liaison with the local authority to ensure smooth delivery.
This project demonstrates Buxton’s experience delivering sustainable design and build housing schemes, combining strong environmental performance with high-quality construction to create affordable homes built for long-term use.
