West End Quay is a high rise residential façade refurbishment project in London. Buxton Building Contractors was appointed to carry out the replacement of the existing cladding system to Block C, improving fire performance, thermal efficiency and long term durability while the building remained fully occupied. The works involved the removal of the existing cladding panels and the installation of a new system incorporating insulation, support framing, breather membrane and fire stopping to the façade. Defined areas at roof level were also reclad. Full perimeter scaffolding was erected to facilitate the works, and window and door frames within the work areas were deep cleaned and polished as part of the overall scope. The project was delivered in a live residential environment, with scaffolding erected immediately outside approximately 45 occupied apartments. Buxton implemented strict controls around safety, access and housekeeping, with particular attention to fire risk management and resident protection. Works were carefully sequenced to minimise disruption, and clear communication was maintained with residents throughout the programme. The building includes ground floor commercial use, and the works were planned to allow the pub within the development to remain open for the duration of the project. This required careful coordination of access, working hours and logistics to balance construction activity with day to day operations. West End Quay demonstrates Buxton’s experience in delivering complex façade replacement works to occupied residential buildings, with a strong emphasis on safety, resident liaison and considerate site management.
