Project Overview

The project involves rebuilding 63-86 Rowe Court into a four-storey building with 24 studios and one-bed homes, including car parking, cycle parking, refuse management, amenity space, and landscaping.

Construction Details

The main structure will feature a steel frame on trench foundation pads with an in-situ concrete ground floor, pre-cast concrete planks, steel frame infills, and external masonry construction. The roof will be timber with tiled finishes.

Below Ground Drainage: Installation of drainage systems and utility ducting.
Surface Water Management: Attenuation tanks for surface water.
Utilities: Electricity, water, and telecommunications.
Carpentry and Timber Framing: First fix, lining, sheathing, and dry partitioning.
Roof Construction: Roof structures, waterproofing, surface finishes, and green roofing.
Safety Systems: Roof Mansafe System.
Rainwater Management: Pipework and guttering.
Fenestration: Windows, doors, rooflights, screens, shutters, hatches, and louvres.
Structural Elements: Stairs, landings, walkways, and balustrading.
Masonry: Internal and external brick and blockwork.
Mechanical, Electrical, and Plumbing: Complete fit-out.
Interior Finishes: Rendering, ceilings, partitions, plastering, decoration, and tiling.
Fit-Out: Kitchens and bathrooms.
Vertical Transportation: Lift installation.
Exterior Cladding: Tile-hung curtain walling and cladding.
Flooring: Floor finishes and coverings.
